American Leisure Acquires Three Manufactured Home Communities in the Florida Keys

American Leisure lays a strong foundation in the Florida Keys with strategic investment into three coastal properties.

The acquisition of three Manufactured Home Communities (MHCs) reflects the company’s commitment in this asset class, the local market and long-term value creation.

The newly acquired portfolio includes three stabilized, high-performing waterfront communities, each with its own distinct character and opportunity set. Previously part of an expansive portfolio held by a large institutional owner/operator, the communities gain their opportunity to shine under an ownership and management model designed to blend institutional-quality operations with high-touch, boutique service.

“Exceptional communities are built through hands-on property management, says Partner, Sam Napp. “Understanding the operational mechanics, managing expenses responsibly and identifying incremental opportunities to improve performance is part of our deliberate detail driven approach that will serve as the blueprint for how we operate every asset going forward.”

Two of the communities are Monroe County’s best-in-class MHCs, with the third possessing a strong value-add potential. Each of the communities are operating well today, providing immediate income while offering targeted opportunities for enhancement. Together, they reflect a rare combination of quality land, coastal access and manageable scale.

Sunset Habor features a strong, established resident base and resort-style amenities, including private residential wet slips, a pool and jacuzzi, a waterfront pavilion with a kitchen and recreational areas for launching kayaks and paddle boards.

Ocean Breeze is conveniently located off US-1 and directly on the water, offering private residential wet slips and recreational amenities designed for both communal gatherings and relaxing by the ocean. The community was recently completely rebuilt, with all homes elevated on stilts and featuring storage and parking space beneath each residence. This design enhances the efficient use of space while significantly improving hurricane resilience and long-term durability in a coastal environment.

The Hideaway offers a prime waterfront setting with compelling value-add potential, allowing for a strategic investment opportunity while providing durable current income.

American Leisure’s approach is rooted in a true commitment to the communities it serves. With Partner Daniel Robles relocating on a short term from Miami to Key West, the company prioritizes being present, hiring local and ensuring that responsiveness comes from people who live and work within the community. The result is a hosts-first approach that strengthens trust and creates environments where residents feel supported, respected and proud to call home.

For investors, this acquisition represents a compelling entry point into a niche, high-performing real estate asset class. MHCs have consistently outperformed traditional multifamily, benefiting from high-quality land, constrained supply and enduring demand driven by affordability and lifestyle.

The Florida Keys portfolio showcases a disciplined investment strategy: acquiring properties with strong fundamentals, generating annual revenue and net operating income growth, and investing selectively for longevity and appreciation.

Beyond financial performance, the acquisition reflects a deeper alignment between lifestyle, values and investment philosophy. The communities celebrate coastal living, outdoor recreation and leisure – enabling American Leisure’s vision to redefine leisure by creating spaces where people can live better and spend more time doing what they love.

For investors seeking passive exposure to tangible assets, diversification beyond traditional real estate and partnership with a team committed to stewardship as much as strategy, the Florida Keys acquisitions offer a clear signal of what’s to come.
