Now Open: Happy Landings Marina Opens to Set a New Standard in Service-Based Operations

American Leisure transforms an undeveloped basin into a thriving marina, addressing a gap in the market with a bespoke customer service mindset.

The opening of Happy Landings Marina marks the successful transformation of an undeveloped basin into a thriving marina designed to meet the real needs of today’s boaters.

Acquired in 2022, Happy Landings Marina is now home to 75 slips, 68 of which are equipped with boat lifts. The marina proudly offers the Florida Keys’ only dedicated boat-lift marina, addressing a long-standing gap in the local market. 

The marina was conceived from American Leisure’s founders’ connection to the water. As long-time boating and water sports enthusiasts, they recognized a scarcity of suitable slips for owners of small and mid-size vessels – particularly as many newer marinas are designed to accommodate larger boats. With this in mind, the marina was intentionally designed for small and mid-size vessels, serving a segment that is increasingly being priced out as competing marinas continue to prioritize larger boats.

“We wanted to build the kind of marina we wished existed.” said Partner Daniel Robles, who relocated from Miami to Key West to ensure the success of the project and ongoing business. “One where access is easy, service is personal and boaters feel known and taken care of.”

This philosophy has shaped every aspect of the marina’s design and operations. At Happy Landings, service is not an amenity – it’s the foundation. Robles’ relocation to Key West allowed him to embed himself in the day-to-day operations and local boating community. His presence was instrumental not only in the development and lease-up, but in building trust – spending time with customers on and off the docks, understanding how they use their boats and anticipating their needs.

Along with 24/7 access to their vessels and innovative security and safety measures, customers enjoy a bespoke, relationship-driven service model with direct, personal integration. The response has been overwhelmingly positive, with boaters citing appreciation for the high-touch service, familiarity with onsite leadership and a real sense of belonging.

To bring the vision to life, the American Leisure team leveraged deep experience in asset management and strategic value creation to successfully navigate the project’s full permitting and development process. Employing smart design and efficient development practices, American Leisure’s approach focused on cost optimization without compromising value or quality.

With Phase One complete, the team is turning focus to the next stage of development. Phase Two is envisioned as a shared gathering space for customers and guests, with plans that include a marina office, storage lockers, outdoor communal areas and vacation townhomes – further enhancing both the customer experience and long-term asset value.

The project reflects American Leisure’s ability to identify underserved niches, execute complex development strategies and deliver exceptional customer experiences through hands-on ownership and high-touch service.
